This cottage is situated on Roland Lake, three miles south of Jellicoe, Ontario just off Highway 11. The lot is 400' deep and has a 127 foot frontage on the Lake.

Roland Lake itself is spring fed and has excellent water for swimming, boating, canoeing, etc. For those with families, this is a great place for kids and teenagers. The lake leads into the Blackwater lake/river system. Beardmore, which is only 18 miles SW from the cottage, has excellent access to Lake Nipigon - famous for its trout fishing along with many other species, and Onaman Lake and the Onaman Rivers, famous for their great fishing, are just short drives away.

The cottage itself is a sturdy two-bedroom cottage with hot/cold running water (from its own well). It has an inside bathroom with an envirolet toilet system replaced in 2002, and the rest of the main cottage is an open concept with a 'great room' and kitchen/eating area. There is a full length deck facing the lake. Attached to the cottage is a good sized area divided into change/shower area and sauna. There is also a floating dock in front of the cottage with concrete steps leading down to the water & dock. Other outbuildings include a small pump house, storage shed, and outhouse.

The cottage's roof was also professionally re-shingled in the Fall of 2002 and the cottage is in very good shape overall. It has full electricity (100-amp service) , with a phone line. The short road into the lake from the highway (about 1/3 mile) is well maintained year round and provides year-round access to the cottage.

The cottage may also be of interest to US citizens as there are considerable hunting & fishing privileges for non-residents who own real property in Ontario. It is situated in Wildlife Management Unit (WMU) 21A. When non-residents purchase real property in Ontario:

1. You also no longer have to go through an outfitter to hunt bear in the Wildlife Management Unit (WMU) on which your property is situated. You can simply hunt bear in your WMU by getting a non-resident permit from the local Ministry of Natural Resources office and buying a non-resident license. You may also purchase a moose hunting license to hunt calf moose in your WMU.

2. By simply purchasing a non-resident small-game license you have the same privileges as a resident to hunt all small game - which includes wolves.

3. Your fishing privileges are the same as for residents -- You purchase a non-resident fishing license and you have the same fishing privileges as any Ontario resident.

4. You also have the same camping privileges as any Ontario resident to camp on crown land anywhere in Ontario.
